An EPC (Energy Performance Certificate) is legally required before your property is marketed. The EPC contains information regarding the property energy costs, usage and recommendations for improvement. An EPC is valid for 10 years and must have rating of at least E.

Its is mandatory to abide by The Gas Safety (Installation and Use) Regulations 1998, which is requires for an annual gas safety check to be carried out on every gas appliance/flue. This will ensure gas fittings and appliances are safe to use. A certificate will be supplied by a Gas Safe registered engineer stating a pass or a fail, and the appropriate action will be required should the check fail. The certificate is valid for 12 months and must be provided to the tenants prior to the commencement of the tenancy.
From 1st June 2020 it is a legal obligation for private landlords to carry out electrical installation condition report (EICR). The certificate is typically valid for 5 years from the date of test. On completion of an EICR being carried out faults that have been identified are required to be rectified within 28 days from the date of the test and need to be undertaken by a Part P registered competent person.

Legislation requires security deposits for Assured Shorthold Tenancies to be registered with a government approved scheme. Lyons can register the deposit on behalf of the landlord. We are members of the Deposit Protection Service.
At this point, we will ask for a holding deposit from the applicants and ask them to visit the office with their Right to Rent ID which will be checked and copied. We will also commence the referencing process. During this time, viewings are suspended until all checks have been completed to everybody’s satisfaction. If the deal falls through at any point, we will re-commence viewings immediately.
Once all referencing is completed and deemed satisfactory, we then ask the tenants to pay their first months rent and security deposit.
Upon receipt of cleared funds, we will arrange for the tenancy agreement to be drawn up and signed by all parties. All deposits are protected in a Government approved deposit scheme.
